Your team

Working alone, you can carry 2 listings and 2 buyer clients at a time. A team lets you carry more, for a monthly payroll.

Your seats

Every live deal takes a seat. A listing holds one from the day you win it until it sells or ends; a buyer client holds one while they're searching, have an offer out, or are under contract. When a deal closes or ends, its seat frees at once.

On your own you have 2 listing seats and 2 buyer seats. When they're all taken, a new lead of that kind shows Full, and you have to make room: close a deal, let a listing expire, or drop a client.

When your team opens

Hiring opens the first time a lead waits with your seats full, from Associate rank on. Like other features, it arrives as an unlock card at the end of a month (see Unlocks and the Playbook). From then on, your team lives on the Pipeline under Team & Marketing, with your monthly overhead and your seats on one row.

Who you can hire

  • Listing coordinator. One more listing on the market at once: photographed, priced and pushed while you pitch the next.
  • Buyer's agent. One more buyer client searching at once: toured and walked to the keys while you work the phones.

Each month brings a shortlist of 3 candidates, each with a name, a salary of $3K to $4.5K a month, and a split of 8% to 15%: their share of the commission on the deals in their seat. A better split asks for a lower salary, and the other way round. You fill your own seats first; a new deal goes to a staffer only when yours are taken.

Payroll

Salaries and the splits earned that month are paid together at month end, as one line in the month report. They never come off the cheque itself: your commission is paid in full, and the split is settled with payroll.

If your cash can't cover a month's payroll, a private lender you've met can float it for up to 3 months, repaid from your next commissions. That float is the lender's one loan while it runs. Without a lender, someone has to go. Letting a staffer go always asks you to confirm first, and tells you what goes with them: a deal they were carrying over your own seats may go to a rival.

Tip: a hire pays when your pipeline is full and the leads keep coming. A buyer's agent is worth it when good clients are being turned away; a listing coordinator when sellers want you and you're out of room. If the leads dry up, the salary doesn't.
