How to play CRE Tycoon

One career, 120 months, a few minutes at a time. Here's what a career looks like, in screenshots from the game.

    1 · Pipeline

    Find clients

    You start as a broker with $100,000 and a few actions a month. Prospecting is a row of tables: Cold Calls, Lunch Meeting, Networking Gala, The VIP Room. Cold calls are scratch-off tickets; three of a kind is a lead.

    A buyer lead becomes your client: find them a building and put in an offer. A seller lead wants you to list their building: pitch them, pick a marketing plan, and field the offers that come in.

    2 · Escrow

    Close, and cash the cheque

    An accepted offer goes into escrow for a few months, and escrow can go wrong: a lender gets cold feet, an inspection finds a problem, a buyer tries to renegotiate. You pick how to save the deal.

    When it closes, the commission arrives at the end of the month as a cheque made out to you. Press and hold to deposit it.

    Buy your first building

    Commissions pay for down payments. The Market lists 157 buildings across 4 districts, opening up as you rank up, from Downtown South to Uptown.

    Offers go in under asking. The deal sheet says what the building pays you a month today and once it is leased up, and the bank checks the rent covers the loan. Purchases close at the end of the month.

  4. Six upgrade tracks for a building, each with a price and the value it adds

    4 · Portfolio

    Run it up

    Pick a business plan to lease the building up. Then upgrade it: 6 tracks (Management, Systems, Curb appeal, Amenities, Tenants, Tech), 5 levels each. Levels add stars, stars lift the building's class and value, and sets of starred buildings pay bonuses.

    Every level shows what it adds to the building, and adds more than it costs.

  5. The month-end page showing net worth and what moved it

    5 · Cash in

    Refinance, or sell

    Once a building is full and earning, refinance it: a new, bigger loan against its new value, and the difference is yours, tax-free. Or list it. In a rising market the listing runs hot, buyers line up, and you can raise your price.

    Each month ends with a short reveal: your cheques, any keys, promotions, what the market did, and your net worth.

  6. The final score screen at the end of a career

    6 · Month 120

    Finish the decade

    A career is 120 months. After the first, a new month comes every real hour, and you can bank 6, so you play a few minutes when you have them. Missions and coming back on a streak earn bonus months.

    At the end, your score is your net worth, counted as what selling everything would pay. Post it to the global leaderboard, pick a perk, and start the next career.
